If there is one aspect of buying abroad you have to get right it's your legal representation. We have a strong relationship with a number of highly recommended English speaking lawyers.
Mortgaging a property here in the Canaries is a relatively straight forward process. We will introduce you to the right bank all you have to do is present the correct paperwork! Simple as that. Typical interest rates at the moment are 5,5%, terms up to 25 years and depending on status up to 80% borrowing.
As may clients buy for investment purposes they may wish to have some professional fiscal advice. Whilst we offer advice in general terms a local English speaking accountancy firm may help further. If you wish to seek such advice, then please contact us.
In addition to any agreed sales price there are
also other costs to be
considered. These costs will amount to approximately 10% of the final
price and will be due on signing of deeds (escritura). They are:
- Taxes Payable (6,5% for resale and 5,75% for new properties). This
percent relates to the declared value of the property.
- Notary fees,
- Land registry fees,
- Translators fees (if non Spanish speaking),
- Legal fees,
- Plus Valia (tax based on increase of value of land registered).
For further clarification of these costs feel free to drop us an email.
